  • How do you find me a good tenant for my property?

    Once we begin managing your property, we create a rental file and add it to our list of available rentals. Your property is then advertised on multiple high-traffic rental websites. If desired, we can also place a rental sign at the property for added exposure.


    When a prospective tenant expresses interest, they complete our secure online rental application. We screen all applicants using established, legally compliant criteria. If an applicant does not qualify, we handle the rejection process on your behalf, helping you avoid potential legal pitfalls such as violations of Fair Housing laws or the Fair Credit Reporting Act.


    Our experience allows us to minimize vacancy periods, reduce repair and turnover costs, and attract high-quality tenants who care for your property—ultimately maximizing your rental income and return on investment.

  • Can I choose who rents my property?

    You may set certain preferences, such as whether or not you accept tenants with pets or smokers.


    However, federal and local Fair Housing laws prohibit discrimination against protected classes. For example, you cannot specify that you don’t want tenants with children. To ensure compliance and protect you from legal exposure, we manage the entire tenant screening and selection process.


    All applicants are evaluated using the same consistent and lawful criteria, which ensures fairness and helps us secure qualified tenants for your property.

  • How is maintenance handled?

    Tenants are responsible for basic upkeep such as replacing light bulbs, changing furnace filters, and maintaining smoke detector batteries. They are also typically responsible for lawn care and snow removal unless otherwise specified.


    For repairs beyond the tenant’s responsibilities, we dispatch licensed and insured vendors or subcontractors. We carefully screen all maintenance providers to protect you from liability. We are available 24/7 to handle emergency maintenance requests and nuisance calls—so you don’t have to worry about late-night issues.


    If a maintenance problem is found to be caused by tenant negligence, the tenant is billed for the cost. We treat your property as if it were our own, only performing necessary maintenance. If any repair exceeds the authorized spending limit outlined in your management agreement, we will contact you for approval.

  • How are security deposits handled?

    We manage the tenant’s security deposit in accordance with state law, which includes maintaining it in a separate trust account.


    Before move-in, we complete a detailed condition report, including photos, to document the property’s state. Upon move-out, we conduct a second inspection to assess any damage beyond normal wear and tear. Lawful deductions for damages are made from the deposit, and a full reconciliation is provided.


    As the owner, state law requires you to pay interest on the deposit to the tenant. This amount is nominal and is automatically paid from your account when the tenant vacates—no action required on your part.

  • How is rent collection handled?

    We enforce a fair but firm rent collection policy. Rent is due on the 1st of each month, and a late fee is charged after the 5th. If rent is not received by the 10th, we begin the eviction process promptly to avoid unnecessary loss of income.


    Our team acts quickly and professionally to address delinquencies, ensuring minimal disruption to your cash flow. At the same time, we buffer you from the difficult conversations and legal steps sometimes required.


    Rent payments are made easy for tenants through our secure online payment system.

  • When do I receive my rental income?

    Rent is due on the 1st of each month. Our lease agreements include a late fee if payment is not received by the 5th. To comply with trust accounting regulations, we must wait for payments to clear before disbursing funds.


    Owner distributions are processed on the 15th of each month via direct deposit to your designated bank account. Funds typically arrive within two business days.


    You’ll also have real-time access to your property’s financials, including detailed monthly income and expense reports.
